Independent Buyers Agent Northern Beaches and North Shore

What does independent representation change?

Independence changes the advice you receive, because the person advising you is answerable to you alone. Across the Northern Beaches and North Shore, two very different markets meet one problem: buyers are often outnumbered by agents whose job is to get the seller the best price.

Two markets, one need for a buyer-side advocate

The Northern Beaches runs on lifestyle. Coastal, lagoon and bushland pockets each attract their own buyer pool, and pricing can shift sharply between one side of a ridge or a beach catchment and the next. The North Shore is a tightly held family corridor of leafy streets, established homes and premium school catchments along the train line. In both, a single street can change what a home is worth to the next buyer. Knowing those lines takes time on the ground, which is why we work these areas rather than spreading ourselves across every market.

Why independence changes the advice

Selling agents are paid by the seller. Some advisers earn commissions from developers or referral partners. In competitive markets, that pull can quietly shape what a buyer is told. We take no developer kickbacks and no referral fees, so our only interest is your outcome.

Advice is only as good as the incentives behind it. When we have no stake in the sale, every recommendation is judged on whether it serves the buyer's portfolio.

What that looks like in practice

Established homes here attract strong competition, and federation, heritage and architectural properties need careful appraisal. Our role is to hold the buyer's side of the table, test the price and the terms, and make sure you are not paying for someone else's agenda.

How we help you buy, from brief to settlement

Buying brief and strategy

We start by writing your buying brief: budget, preferred suburbs, property type, school catchments and how the purchase fits your wider plans. It becomes the filter for everything that follows.

Suburb and market research

We review recent sales, vacancy, infrastructure and growth indicators across the Northern Beaches and North Shore, so you understand how local factors influence values before you commit to a street.

Property search and shortlisting

We find, inspect and shortlist homes that match your brief, including off-market properties sourced through our agent and private seller connections. You only see options worth your time.

Inspections and due diligence

We coordinate inspections and review contracts, building and pest reports, title and comparable sales. For federation, heritage and architectural homes, this is where we test whether the asking price holds up.

Negotiation and auction representation

We negotiate price and terms for you, or bid on your behalf at auction within a limit set beforehand. You avoid the cost of repeated losses after paying for inspections and reports.

Settlement and portfolio support

We stay involved through to settlement and can continue with ongoing portfolio management, including a portfolio roadmap for your next purchase.

How we find and secure property before it reaches the portals

Many homes across the Northern Beaches and North Shore change hands before they ever reach a portal, so a buyer who only watches public listings sees part of the market. As an independent buyers agent, we build relationships with local selling agents and private sellers, so suitable properties can reach our clients early. Around 40% of the properties we secure are bought before public listing. That does not mean off-market is exclusive to us, only that it rewards preparation. We start with a written buying brief, then test each opportunity against yield, vacancy, infrastructure and growth indicators, so we are not reacting to whatever turns up. Because we take on a limited number of clients, we can do that work properly. Most searches run six to 12 weeks, which gives us time to prepare rather than rush.
